Mosses, lichens and algae when wet will increase the weight load on a roof attacking the tiles stability and weakening its structure, this will also have an effect with the removal of the tiles colouring.

Moss grows up under the tiles to cause a redirection of rain water that can result in a leaking roof, also when it grows to a mature size it can be dislodged by heavy rain showers, storms or even freezing temperatures. This can cause problems by breaking or dislodging the tiles. Fallen moss and loose debris can also result in blocking guttering around your property and in turn can lead to penetrating damp if the overspill of water absorbs into the brickwork of your property.

Some concrete and clay tiles when new have only a life span of just 25 years and are not waterproof. Concrete is a part of the foundations of many properties within the UK and is applied on a polythene membrane, this is done to prevent damp rising. Concrete when dried becomes cured and contains microscopic capillaries that allow the water to transfer through the structure, the same as a concrete or clay tile when it becomes cured and brittle.

House builders and roofing companies along with and more importantly the tile manufactures used and produced these concrete and clay tiles because they were supplied and manufactured at fraction of the cost to slate tiles that are fully waterproof.
